The Certainty Suite · An Immersive Experience Proposal

The most expensive thing you can ask of a buyer spending crores is imagination.

So we stop asking for it. Five immersive touchpoints — a digital twin of the model home, AR that lifts print into 3D, an interactive immersive website, a walkthrough theatre, and Apple Vision Pro — let a family step inside their future home long before it is built.

If you are in a hurry

This proposal, in one slide.

There are only three things anyone truly pays for: a solution that makes a problem disappear, a convenience that makes life simpler and faster, and an experience they cannot get anywhere else.

The Problem

Beautiful, identical, one-way.

Every builder sells with the same kit — cinematic renders, walkthrough films, brochures full of blueprints. The buyer watches it all from the outside. And a family rarely commits crores to something it has only ever watched.

01 · The Solution

Put them inside, before it exists.

The closest thing to handing over the keys early: interactive digital twins of every home, clubhouse and amenity — to walk through, look around, and return to, again and again.

02 · The Convenience

The property, wherever the family is.

One link that works at midnight in Singapore and in the drawing-room discussion where the decision is actually made — no site visit needed to fall in love.

03 · The Experience

What they can't get anywhere else.

An immersive walkthrough theatre, and headsets that let them wander their own future home. People pay a premium for the unrepeatable — and they tell people about it.

Every touchpoint is shown in the pages that follow — and every number waits for you on one page, near the end.

03
The premise

Every developer now sells with the same beautiful kit — cinematic renders, a walkthrough film, a brochure with blueprints and a well-told story. The buyer has seen perfection before lunch. When everyone's pictures are perfect, pictures stop deciding.

A picture, however perfect, is watched. A home is entered. We value what we interact with, and we begin to own what we return to — the family that walks a space five times has already moved in a little.

This suite doesn't add more pictures. It adds the layer today's kit is missing — interaction: a property the family can enter, explore, and return to, before it is built.

04
The buyer — persona

One decision. Two people.

The ultra-luxury buyer
Him · The Anchor
The co-decider
Her · The Veto

Your buyer isn't "rich." They're ultra-high-net-worth — and they expect experiences that match. He green-lights the decision; her quieter veto green-lights the home.

Who they are

Background

Decides
Fast when impressed. Slow when underwhelmed.
What they expect — in their words
"Show me my vision, not a generic unit." "Bring the experience to me." "Make me feel the lifestyle, not the specs." "If my ₹1.5 Cr car has AR, my home should too." "I want what money can't usually buy."
What they're comparing you to

Not other builders. Taj and Oberoi's immersive booking, Porsche's AR configurator, Gucci and LV's virtual showrooms, private aviation's VR aircraft tours — the last great experience they had, anywhere.

What every builder already gives him

Renders in a beautiful brochure. Blueprints. A cinematic experience-centre film. A high-level video walkthrough. All polished. All identical. All watched from the outside.

What no one gives him — yet

An interactive walkthrough — the ability to move through the space himself — and something to open during the family discussion, where the decision is actually made. Today, all he can pass around is a PDF and a video link.

The more time a family spends inside a property, the more it begins to feel like theirs — psychology calls it the endowment effect; a sales team calls it a booking. Interaction is what creates that time. The question every family silently asks — "Can I picture us here?" — is answered by letting them stand in it, not by another render.

05
The idea

One home. Five doors.

Five touchpoints, one deliberate sequence. The digital twin, AR-charged print and the immersive website spark interest wherever the family already is; the walkthrough theatre gives them a reason to come — an experience they cannot get anywhere else; and in the centre, Vision Pro hands them the controls — the more they wander, the more it becomes part of their life. Then the loop closes: owners share the interactive tour, and the theatre brings their friends in.

Touchpoint 01

The Digital Twin

The model home, captured in photoreal 3D — open to walk, day and night, from anywhere on earth.

Touchpoint 02

AR Across Print

Press ads and brochures rise into 3D off the page — curiosity becomes a scan; a scan becomes a visit.

Touchpoint 03

The Immersive Website

A site they explore, not scroll — zones, towers and homes, interactive from the first click.

Touchpoint 04

The Walkthrough Theatre

An immersive film that becomes a live, guided walkthrough — the reason families come to the centre.

Touchpoint 05

Apple Vision Pro

Mid-conversation, they explore for themselves — and exploration is how it starts to feel like theirs.

06
Touchpoint 01 · The digital twin of the model house

When the model house is finished, it never closes again.

LiDAR reality capture turns the finished model home into a millimetre-faithful twin — the real marble, the real light, the real garden — then a Poulomi-branded interactive layer adds stagings, guided narration, lead capture and analytics. Not a render. A record.

/01

The proof his key demands. What the twin shows is what Poulomi delivers — the standard of finish, on the record, measurable to the millimetre. It quietly becomes the handover benchmark for every buyer who follows.

/02

Open 24/7, everywhere. She returns at 11 pm. His parents walk it from the old city. The shortlist tours it from three time zones without a flight. The model house works nights, weekends, and long after the physical one is repurposed.

/03

Layers that sell. Furniture stagings by design theme, curated guided paths, lead forms, live agent chat inside the tour, and heat-maps of what each family lingers on — the twin as a listening instrument.

Don't take our word for it. Walk this one.

Live digital twin · drag to look · click to walk · dollhouse view in the toolbar

A reality-captured twin, exactly as your buyers would receive it — on the website, in a WhatsApp link, inside the family discussion.

08
Touchpoint 02 · AR across print

The page learns to open the gate.

He is not reached by mass advertising; he is reached by what arrives through trusted hands. So the magazine spread, the brochure on his desk, the card in his pocket — each becomes a private showing. One scan, and the property rises off the paper.

/01

Mass discovery — magazine & press campaigns. Scan the page; the community stands up in 3D — explore amenities, walk a home, book a visit. Print stops being reach and starts being response.

/02

Portable exploration — brochures the family decides with. 3D floor plans rise from the page; design themes toggle; true views appear at scale. Shared with the people who actually influence the decision, revisited at leisure.

/03

Personalised commitment — a universal QR system. Cards, hoardings, WhatsApp, email — every touchpoint launches instant AR. For qualified families: personalised codes, their shortlisted home pre-loaded, their name on the door.

AR, on camera.

Tabletop scale models, towers rising off brochures, ads that launch straight from the morning paper — each one a scan away, no app required.

10
Touchpoint 03 · The immersive interactive website

A website they explore, not scroll.

A conventional site tells; an immersive site shows and hands over the controls. The whole project — zones, towers, homes, amenities — rendered as one explorable world in the browser. It gives a family more clarity in ten minutes than a dozen PDFs, and it generates the one thing money can't buy in marketing: genuine curiosity.

/01

The project as a world, not a page. Fly the masterplan, dive into a zone, open a tower, land inside a home — one continuous, interactive journey instead of a menu of brochures.

/02

Clarity that closes distance. Orientation, views, sun path, amenity walk — questions that usually take a site visit are answered from a sofa in Singapore, at midnight, unhurried.

/03

The share that sells. This is the link owners forward and families debate around — every visit logged, every dwell measured, every follow-up call sharpened into a precision conversation.

A live one, right now.

Interactive project website · explore zones, towers and units

If a site declines to load inside this deck (some servers block embedding), the buttons above open it in a new tab.

Touchpoint 04 · The immersive interactive walkthrough theatre

The reason they come.

Every other touchpoint travels to the buyer. This one makes the buyer travel — because it exists nowhere else in the city. The room opens with an immersive short film that pulls the family into the world of the project; the film dissolves into the project itself; and then your executive takes the controls for a live, interactive walkthrough — any home, any question, answered on the spot without breaking the spell.

/01

The film that opens the world. A cinematic immersive short — light, sound and scale — that earns the family's full attention before a single fact is presented.

/02

The walkthrough that answers everything. Executive-guided, buyer-led: masterplan to boulevard to their exact home, true daylight and night, real views from real orientations — paused, explored, redirected at will.

/03

The asset that fills the centre. A launch venue, a channel-partner magnet, an NRI livestream stage — and the single strongest reason for a referred family to show up in person.

Touchpoint 05 · Apple Vision Pro

Ten minutes that feel like a day of ownership.

Vision Pro seats them inside their exact home, at their exact orientation — sunrise where his parents take their tea, guests arriving at dusk, starlight from the terrace. The brain files it as lived experience, not media. When they leave, they miss a home they don't yet own.

/01

A day in the life. Twenty-four hours of ownership, sunrise to starlight, with accurate light, true views, and the community alive around them — running entirely on-device for maximum fidelity.

/02

Their hands on the controls. Mid-conversation with your executive, the headset hands over exploration itself — and the more they wander, the more the home becomes part of their life.

/03

Hosted, never handed over. A chaperoned ten-minute experience, the executive seeing exactly what the buyer sees — a private screening, not a gadget demo.

See it through their eyes.

With the suite · Multiple interior renders

One home. Many lives.

The same flat, rendered in multiple interior languages — contemporary minimal to traditional opulence, monsoon-soft to evening-entertaining — as stills and cinematic transformation films. Nothing answers "but will it feel like ours?" faster than watching the same four walls become her vision in seconds. They loop at the centre, live on the website, travel on Instagram, and ride the brochure's QR codes.

16
Evidence

Proof, not adjectives.

The pattern is consistent across markets: when buyers can experience instead of watch, they enquire more, decide faster, and stay decided.

17
The plan

The sequence, on one page.

Work runs in parallel streams from a single source of truth, so Poulomi sees results early and often — not at the end.

First

Foundations & concept freeze

Drawings, elevations and references in; experience design, storytelling and interaction flows approved before a frame is built.

Then

The master build

3D modelling and rendering, by us — the single source every door inherits, so the website, theatre, headset and AR always match.

In parallel

The doors open

The theatre experience, the immersive website, Vision Pro and the AR wave — built from the same master, launched in coordinated streams.

On completion

The twin goes live

The finished model house is captured in a single day; the branded digital twin opens within days — and never closes.

How long? Honestly — it depends on scope: variants, amenities, approvals. We fix the calendar together in the working session, and then we hold ourselves to it.

18
The investment

All the numbers. One page.

Three ways in — a self-contained twin, a stand-alone website, or the full suite built from one master source. Every figure here is indicative; the firm number follows the scope working session.

01 · The Digital Twin — stand-alone

Reality capture of the model house

₹12 / sq ft of captured space

Poulomi-branded interactive layer: ₹80,000 — stagings, guided paths, lead capture, analytics. Hosting included for one year.
For example, a 6,000 sq ft model home digital twins will cost ₹72,000 + branding.

02 · The Immersive Website — stand-alone

Interactive project website

from ₹3,80,000 · (Base build)

Explorable project site with interactive masterplan and unit discovery. The fully interactive property walkthrough — the standard of the live demo you just saw — is possible only within the complete suite, because it runs on the suite's master 3D source.

03 · The Immersive Suite — the complete system

One master source. Every door.

For the suite to work, the 3D modelling and rendering must be done by us — those models are the single source from which every experience is built and kept identical: the interactive website walkthrough, the immersive theatre walkthrough, the Apple Vision Pro experience, multiple interior renders, and AR ads & AR brochures.

04 · Suite investment

Starting figure

starts at ₹60,00,000 ·
4–5 variants + amenities + clubhouse

Indicative by design. Variants, amenities and ambition move this number in both directions — we put a firm figure on paper only after the scope working session, and then we stand by it. Theatre hardware and devices will be priced at actuals.

One working session → a firm, itemised quotation. All figures plus GST · hardware and devices at actuals · hosting and platform subscriptions beyond year one billed at actuals.

19
Straight answers

Asked, and answered.

Will a fifty-year-old buyer really wear a headset?

He isn't handed a gadget; he's seated for a private screening — ten hosted minutes, the executive seeing exactly what he sees, jewellery-grade care between guests. In field use, 87% ask for a booking discussion afterwards. And for any family who'd rather not: the walkthrough theatre carries the same experience with nothing on anyone's face.

The model house is months away — why commit its twin now?

Because deciding now costs nothing and losing the window costs everything: the twin is the model house's second life, captured in a single day at ₹12 per sq ft. Until it exists, the suite's master twin stands in — and the moment it's finished, it never closes again.

Who operates all of this after launch?

Your sales team does — by design. The theatre is executive-controlled with simple tap-to-advance chapters; the website and twin run themselves; and the engagement includes sales-team training on every touchpoint plus on-site specialists for launch.

What do we need from Poulomi?

Three things: the Architectural drawings, CAD and elevation files to begin; brand and material references for fidelity; and prompt approvals at each milestone — the calendar runs on turnaround speed, and everything else is ours to carry.
